Portugal news - Lisbon ranks in Top 10 cities by number of students, according to Europe’s Purpose-Built Student Accommodation (PBSA) report by JLL. Lisbon also ranks among the most attractive cities to invest in student residences in Europe, since Portugal’s capital ranks 1st city in Europe in terms of annual rental growth of student accommodation, both for Purpose-Built Student Accommodation (PBSA) and for the Private Rental Sector (PRS).

While the number of students in Portugal grew by 83% between the academic years 2016/2017 and 2022/2023, the international student segment registered a 100% growth rate. On the other hand, Lisbon is one of the cities where the shortage of student accommodation is the most pronounced, ranking 4th with the greatest lack of stock compared to existing demand. The existing supply rate in Lisbon is currently one of the lowest in Europe, with the current stock responding to less than 4% of active demand.

Real-estate investment in Lisbon’s student accommodation therefore has the greatest potential for growth and, while the current stock is expected to double in the next five years, the supply will remain well below demand.

 

According to JLL, student accommodation is one of the most dynamic asset classes in Europe, essentially due to the more attractive yields compared to other types of assets and because operationally the market segment runs very well.

 

Lisbon is the 10th city with the largest number of students, with a university population of around 170,000 students. Currently, foreign students represent 16% of the university student population in Portugal, compared to 6% in 2010.

 

While cities such as Lisbon, Prague, and Brussels are relative newcomers in terms of strong student growth, these more affordable markets have grown through recent immigration waves, alongside an uptick in domestic enrolment and efforts to internationalize their education systems.
